Nitrate Neutral Development

In our last Planning Wise, we mentioned that Havant Council had recently adopted policy guidance to ensure any new housing development in its borough was ‘nitrate neutral’ to limit further increases in nutrient discharge to Langstone Harbour, a Special Protection Area of European significance.

And as we predicted, Chichester District has now decided to adopt the same approach to developments that discharge to Chichester Harbour. A nutrient neutrality statement must therefore now be submitted with any application for 1) Residential developments resulting in a net gain in the number of dwellings, and 2) Commercial development resulting in an increase in overnight stays where wastewater would discharge to Appledram, Bosham or Thornham Wastewater Treatment Works (WwTW) or a means of non-mains drainage within the Chichester Harbour fluvial catchment.
